Frequently Asked Questions: Texas Real Estate Licensing

General educational information for prospective TREC license candidates. This is not legal advice; always confirm current rules directly with TREC and the Pearson VUE Candidate Handbook.

Exam structure and scoring figures below were checked against public TREC/Pearson VUE sources on 2026-10-26. These can change over time — if it’s been a while, double-check against the current Candidate Handbook before relying on exact numbers.

What score do I need to pass the Texas real estate sales agent exam?

The Pearson VUE exam has two portions, each scored independently at a 70% passing threshold:

  • National portion: 85 questions administered (80 scored + 5 unscored pretest items); you need 56 of 80 scored questions correct.
  • State portion: 50 questions administered (40 scored + 10 unscored pretest items); you need 28 of 40 scored questions correct.

Verify the current question counts and thresholds against the live Pearson VUE Candidate Handbook before publishing — these numbers can change between testing-year updates.

What happens if I fail a portion of the exam on my first attempt?

You can schedule a retake through Pearson VUE. If you failed only one portion, you only need to retake and pay for that portion. Texas allows a maximum of 3 attempts per portion within one year of your application filing date.

What happens if I fail a portion 3 times?

TREC requires additional remedial education before you can register for a 4th attempt on that portion:

  • Failing the National portion 3 times requires a 30-hour Qualifying Principles of Real Estate I course.
  • Failing the State portion 3 times requires a 30-hour Qualifying Principles of Real Estate II course.

Does TREC publish individual school pass rates?

Yes — TREC publishes a cumulative, public Exam Passage Report by provider. When comparing schools, always look at exam volume alongside the percentage: a pass rate based on a handful of test-takers is far less statistically stable than one based on thousands, regardless of which school it favors.

What is SAE, and is it included in a pre-licensing purchase?

Sales Agent Apprentice Education (SAE) is 98 hours of TREC-required post-licensing education (a mandatory 30-hour Real Estate Brokerage course, 60 hours of SAE electives, and 8 hours of Legal Update I & II) that must be completed before your first two-year license renewal. Whether it's bundled with your initial pre-licensing purchase varies by provider — check each provider's current course catalog on its own page in this directory.
